First lease secured for Unit 2 marks major step for the Greenbox JV and Wolseley at the North East’s most modern and sustainable Logistics Park

Wolseley will occupy Unit 2, a 107,775 sq. ft. Grade A unit that forms part of Greenbox’s flagship site built speculatively to Net Zero Carbon in Construction and in Operation standards. This letting is a significant milestone for the ESG-led Greenbox platform, delivered through a Joint Venture between Partners Group, one of the largest firms in the global private markets industry, acting on behalf of its clients, and Citivale, a specialist UK logistics developer and asset manager.

Completed in March 2025, Greenbox Darlington comprises three prime industrial units ranging from 84,950 sqft to 215,360 sq. ft., and sets a new benchmark for energy-efficient, future-ready logistics space. Each unit is designed to BREEAM ‘Excellent’ and EPC ‘A’ standards and developed with Net Zero Carbon credentials as a core principle—not an afterthought.

Greenbox’s pioneering Darlington development reaches completion

The launch ceremony this month marks the official completion of this major north east industrial development.

Greenbox Darlington comprises three prime industrial units, ranging from 84,950 sq. ft. to 215,360 sq. ft. The units were designed to achieve Net Zero Carbon in Construction and Operation alongside an EPC ‘A’ and BREEAM ‘Excellent’ rating, setting a standard for how the commercial real estate sector can tackle the climate crisis and improve the sector’s environmental credentials.

Throughout construction, Greenbox placed an emphasis on environmental stewardship and energy efficiency, achieving this through the development of a green supply chain collaboration and accompanying on-site sustainability initiatives.

As a result, Greenbox Darlington stands as a model for the delivery of energy-efficient, future-proof buildings thanks to its implementation of new innovative technologies and sustainable construction methods.

Agents launch event at Greenbox Darlington

Citivale and Partners Group have launched Greenbox Darlington to the market, appointing Savills and HTA Real Estate as letting agents.

Alex Reynolds, Development Director at Citivale, says: “We are excited to officially launch Greenbox Darlington to the market and push the button on the start of works on site. This is a highly visible and strategic location for UK wide distribution, and last mile, and the new units will provide top quality, sustainable space in a stock deprived market. We are delighted to have Winvic on board to help us deliver this development and Savills and HTA Real Estate to push forward on leasing.”

Winvic and Greenbox Celebrate Groundbreaking for Net Zero Carbon Development in Darlington

Winvic Construction Ltd, a leading main contractor that specialises in the design and delivery of private and public construction and civil engineering projects has been awarded a contract to construct Greenbox's latest development in Darlington. Greenbox is a joint venture between Partners Group, a leading global private markets firm, acting on behalf of its clients, and Citivale, a specialist logistics developer and operator, to provide Grade A industrial units with market-leading environmental credentials.

Winvic will be delivering the 36-week project as Net Zero Carbon in Construction and the companies have celebrated with a groundbreaking ceremony.
Works on the 24-acre Greenbox Darlington site – comprising three speculative industrial facilities totalling 402,000 sq ft and including all associated earthworks, drainage and service installations and hard and soft landscaping – will be complete by the end of the year.

• Unit 1 – 203,000 sq ft warehouse with 10,000 sq ft office space
• Unit 2 – 100,000 sq ft warehouse with 5,000 sq ft office space
• Unit 3 – 80,000 sq ft warehouse with 4,000 sq ft office space

The three units will utilise air source heat pumps, will be rooftop PV-ready and will achieve leading sustainability credentials including BREEAM Excellent and EPC A. 10 per cent of the car parking will be constructed for electric vehicles (EV).
The location on the A66, close to three junctions on the A1(M), is a proven manufacturing hub and ‘last mile’ location to the major urban areas of the North East.
